Viessmann Heating System Service and Maintenance Agreements

Advanced Comfort Systems, Inc. has devolved a few plans to help you maintain your heating equipment to the utmost condition. We feel that by inspecting your SYSTEM as a whole you will have fewer problems and when you do they will be very minimal and easy to take care of.

Our system approach with your heating equipment is very much in line with the Viessmann way. We feel by checking all the components of the system and not just that of the burner and boiler we can head any potential problems off by fixing them before they become a problem.

You can think of these maintenance plans as Preventive Maintenance. With preventive maintenance your equipment should last much longer and provide you with the energy efficiency you sort when you made the investment into Viessmann equipment.

We have invested the time to get factory trained on Viessmann equipment and continue to do so. We only install Viessmann equipment so our technicians are very knowledgeable with the correct installation methods and programming of the controls.

With the Oil Heating systems we have come up with two plans; one is to service the system every six months. With today’s oil and the size of oil nozzles used this sometimes becomes a problem with the filters getting clogged or the nozzle getting clogged. When the nozzle gets clogged the pattern of the fire inside the boiler becomes disturbed and can create soot build up inside the fire box. When this happens it will run for some time but you are not getting the efficiency because heat is going up the chimney instead of into your home. The other is a yearly service. Included in both plans is servicing of Viessmann DHW tanks. Most people don’t have their Vitocell 100 DHW tanks serviced and this leads to equipment failure. The anode rod needs to be checked and replaced to protect the tank.

Advanced Comfort Systems, Inc. does not sell Oil and we do not require you to purchase oil from anyone to have us do service on your equipment. We will also service your Viessmann equipment if it was installed by someone else.

Oil

On our Vito Oil Agreements we like to get to know your system, so before an agreement can start the following must take place on all Viessmann Oil Boilers and Domestic Hot Water Tanks.

  1. Perform a pre-inspection of the Viessmann system.
  2. Perform a cleaning of the Boiler.
  3. Change oil filters ( add secondary filter if not installed)
  4. Change oil pump strainer.
  5. Change nozzle and check electrode settings.
  6. Set burner settings with a computerized combustion analyzer.
  7. Perform an oil pump pressure and vacuum check for proper setting.
  8. Check for proper draft and flue gas temperature.
  9. Inspect flue piping from boiler to chimney ( Chimney Venting).
  10. Set Draft regulator for proper draft.
  11. Inspect flue piping and Power Venter settings. (Power Vent Systems)
  12. Check Vitotronic Control settings.
  13. Check integrity of piping and components of the heating system.
    1. Circulators
    2. Air Vents
    3. Ball Valves
    4. Expansion Tanks
    5. Copper fittings (for signs of leaks)
  14. Check anode rod on Vitocell 100 tanks.
  15. Flush and clean Vitocell tanks.

If any problems are found during the initial pre-inspection they will have to be fixed before the agreement starts. This will be done on a Time and Material basis.

Problems that could exist include:

  1. Chimney vent too big and flue gas condensation in chimney.
  2. Anode rod never checked and needs to be replaced.
  3. Vitotronic control never set up properly.

Gas

On our Vito Gas Agreements we like to get to know your system, so before an agreement can start the following must take place on all Viessmann Gas Boilers and Domestic Hot Water Tanks.

  4. Perform combustion test with a computerized combustion analyzer.
  5. Perform a gas manifold pressure check for proper setting.
  6. Check for proper draft and flue gas temperature.
  7. Inspect flue piping from boiler to chimney. ( Chimney Venting)
  8. Inspect flue piping and Power Venter settings. (Power Vent Systems)
  9. Check Vitotronic Control settings.
  10. Check integrity of piping and components of the heating system.
